We don’t charge a separate design fee. Instead, the cost of estimating and our team’s time is factored into how we structure each project. Once we’re ready to move forward together, we’ll provide a preconstruction agreement with a deposit that covers any plans, engineering, and detailed scoping work needed before we finalize the contract. This ensures every selection, layout, and detail is locked in before construction begins — so there are no surprises once the work starts.
Both options work for us. We’re a hybrid firm, which means we’re equally comfortable leading the design process with our team or collaborating with an architect or designer you’ve already been working with. Some of our best projects have started with a client who already had a designer in mind — we simply pick up where they left off.
